1 Introduction
Nowadays, the number of people who come to HCM city to live,
study and start businesses are increasing and overwhelming. This
sounds like a great new for HCM city, but this leads to many
problems that we are facing and one of them is housing issue.
Seeing the opportunity, our team has decided to make an
investment to this current market. Rooms for rent is one of the
business with high return on investment, however, it is also a
business with high risk. Therefore, it is our pleasure to bring our
team ideas to investors who would like to invest in this current
market.
2 General Environment Analysis
2.1 Economic factor
- Inflation rate: when inflation rate increase too much, it affect to
tenants. Because it makes the cost increase, tenants have tend
rent for room or house than buy available house or buy a land
and then built house.
- Unemployment rate: Although HCM city is the ideal place to
find a job, in recent time, the state of graduate students are
unemployed for a long time, they can’t get enough income in
order to catering for their lives.Therefore, it lead to tenants
owe rent or decrease the number of tenants.
2.2 Political factor
- We’re always compliance policies that government has issued .
Typically,the firm must pay only licence tax when they received
less than 100 million vnd per year and if over 100 million vnd
per year, the firm must pay 3 taxes included:
Licence tax : denpend on time to sign a lease
+ For first 6 months : 1.000.000 vnd / year
+ For last 6 months : just 500.000 vnd
VAT tax 5% on revenue
Personal income tax = [(revenue x 30%) revenue
deduction] x tax rate (%)
2.3 Socio – cultural factor
Nowsaday, in the big cities as Sai Gon, Ha Noi, Da Nang, Binh
Duong…. The needs house or room for rent never decrease.
The construction of houses for rent are essential need of the
society.
- Every year, Sai Gon must receive proportion of immigrants is
very high. As example, the student after graduation,they stay
in the city and find a job that they can earn a lot of money.
Therefore, they often expect to rent a house or room with low
to medium price, safety, convenient location for job, study or
something like that.

This population shows the ages between 20 and 34 in both
males and females have the highest number compared to other
ages. At this age, they have a lot of demand, especially is place to
live, because a stable house will support them focus on learning and
employment.

Through this list, it shows Tan Phu street is one of the district
with the largest population, the main reason is immigration of
people in different areas.
2.4 Evironmental factor
- Room for rent is located on Le Trong Tan street (one of the
largest street at Tan Phu district) so it make the tenants feel
convenience such as near market , university, companies,
factories, in the rainy season isn’t flooded, friendly neighbor.
- The major environment factor that will affect to our business is
the tenants may not have concious about protect to
environment as make noisy, litter is not prescribed places, not
how to sorting garbage after use it.
- Besides that, to ensure safety of tenants, we also have camera
in order to observe and prevent theft.
2.5 Technological factor
- The room for rent business also contributed to promote use of
smart technology
products such as fan, television, refrigerator, washing machine,
communication equipment, energy-saving light,….
- Wireless network (or called Wifi) is so important when we use
phone, laptop. Therefore,we also have providing network
services for the clients have needs.
2.6 Legal factor
- This business is geared to attract attention by low risk, get
stable profits and not illegal. Despite that, we will also comply
fully with regulation of government, ensure security in the
area, not organized or participated in illegal activities.
- Implementation of the requirements of rooms for rent is
purchase fire extinguisher, general rules of Firefighting and
Rescue.
3 Industry Environment Analysis
3.1 Threat of new entrants
- There are many ways to find customers, but it is hard to get close to them and
understand their desires.
- Actually, Vietnamese Law is understandable. Government’s regulations are
changing every year, so it is difficult for people to start this business.
- New customers are inexperienced in choosing a rental house or some problems
involve to it. For example, they don’t know some rules when living in the
rental, how to choose a house or an apartment with reasonable price. So, as
managers, we have to inform and resolve this kind of problems.
3.2 Bargaining power of suppliers
- The impact of input factors on cost and differentiation capabilities. Typically,
the cost for the supplier of electricity and water, if the price of electricity and
water are increasing, the rent price will also increase, so we can’t make the
difference with other rental places. In some negative situations, we even reduce
the service quality to decrease the rent price and attract customers.
- Costs for design or repair apartment affected to the supplier of material
unexpectedly increased more than begin.
3.3 Bargaining power of buyers
- The population of Ho Chi Minh City is bigger day by day because of
immigrants. Therefore, the large amount of rental house is always available for
ones who demand. So, choice of buyers may create competition.
- Differences between competitors as design widely space, convenience and
safety life for tenants, good service, promotion, etc.
- Concentrate on some the certain objects, including students, workers, and
employers.
- Explore to needs of tenants about space about the loyalty apartment of
customers.
3.4 Threat of substitute services
More demands need more supplies. There are many choices for customers in
Ho Chi Minh City, from high to low price. This is a major threat to our
business. As owners, we have to upgrade our facility, increase advertising and
improve our service to create competitive advantage. We need to create rooms
with better quality and lower price so we can compete with other places.
3.5 Rivalry among competing firms
- As owners, we can outperform our competitors by upgrading our facilities and
services with reasonable price for customers.
- The location is one of the advantages that we have. As the picture below, Lotus
House nears some important places, such as: Ho Chi Minh City University of
Food Industry, Pandora City Mall, AEON mall, Cong Hoa polyclinic, etc.
- Competition gives customers more choices and creates pressure to room’s
owners. That is how to increase the quality of apartment and services but the
price is low and suitable.

4 Competitors Analysis
4.1 Overview:
Competition in room leasing business is still as strong as others
due to the high demands of customer. Lotus House’s rivals are other
room leasing services in Tan Phu district, Tan Binh district, Phu
Nhuan district District 10,11,3 and other areas. Most competitors
target the low price segmentif Lotus House doesn’t have the right
strategy, it can lose valuable customers to competitors.

Quite close to city center
